A good punch list turns a vague "get the unit ready" into specific jobs anyone can check off. Walk the unit soon after move-out, write down everything you find, and sort it into repairs, safety and cleaning. Every property is different, so treat this as a starting point.
Walls and paint
- Nail holes, dings and damaged drywall
- Scuffs that need a touch-up versus walls that need a full repaint
Doors and hardware
- Doors that stick, rub or won't latch
- Loose handles, hinges, cabinet pulls and towel bars
- Locks and keys, including any rekeying you need between tenants
Lighting and safety
- Burned-out bulbs and damaged or dated fixtures
- Smoke and carbon monoxide alarms
- Loose railings and trip hazards
Cleaning comes last
Save the deep clean for after repairs, since patching and paint create dust. Include appliances, cabinets, bathrooms, floors and windows.
Keep a record
Photograph the unit at move-out and again when the work is finished. Those records make it easier to review charges and compare the unit's condition at the next turnover.
