Small problems are usually cheaper to fix when you catch them early. A simple seasonal routine makes that much more likely, whether you own one rental or look after a small portfolio.
Spring
- Clear gutters and downspouts after pollen and storm debris
- Look for winter wear around doors, windows and trim
- Have HVAC serviced before the cooling season
Summer
- Watch for humidity, condensation and musty areas
- Check under sinks and around appliances for slow leaks
- Touch up exterior paint and caulk while the weather is dry
Fall
- Clear leaves from gutters and walkways
- Test smoke and carbon monoxide alarms
- Have heating serviced and replace filters
Winter
- Protect exposed pipes and outdoor spigots before a hard freeze
- Check weatherstripping on doors and windows
- Plan interior repairs ahead of spring move-outs
Some of these jobs, such as HVAC service, call for a licensed specialist. Keep a dated log so you can see what's been done and what's coming up.
